This Cookie Policy explains how LeaseLeads (“LeaseLeads,” “we,” “us,” or “our”) and websites, applications, and digital experiences powered or managed by LeaseLeads may use cookies, pixels, tags, scripts, local storage, analytics tools, and similar technologies (collectively, “Cookies” or “Tracking Technologies”).
LeaseLeads provides website, leasing, analytics, communications, and related technology services to property owners, property managers, operators, and other customers (“Customers”). As a result, this Cookie Policy may appear on a website operated for or on behalf of a LeaseLeads Customer.
Some Customers maintain their own privacy policies, cookie policies, privacy choices, or other notices that may apply in addition to this Cookie Policy. Where Customer-specific policies are provided, they may govern the Customer’s own data practices and provide additional privacy rights or choices. See Section 13, “Customer-Specific Privacy and Cookie Policies,” for more information.

1. How We Use Cookies and Tracking Technologies

LeaseLeads and our Customers may use Cookies and similar technologies to operate websites and services, remember preferences, understand website usage, measure performance, process leasing inquiries, provide analytics, attribute traffic and marketing activity, maintain security, and support advertising or personalization where enabled.
Some Tracking Technologies are controlled directly through LeaseLeads systems and platform. Others may be provided or controlled by a Customer or by third-party services integrated into a website.
Because websites may contain Customer-controlled scripts, embeds, integrations, pixels, plugins, or other third-party technologies, LeaseLeads cannot guarantee that its cookie preference manager will identify, disable, or prevent every Cookie or Tracking Technology that may operate on a particular website.

2. LeaseLeads Cookie Preference Manager

Where available, the LeaseLeads Cookie Preference Manager allows visitors to communicate preferences regarding certain categories of non-essential Tracking Technologies.
The preference manager generally provides controls for categories such as:
Essential
Required for core website or service functionality. These technologies may support security, navigation, session management, forms, preference storage, content delivery, and other functions necessary to operate the website or service. Essential technologies cannot generally be disabled through the LeaseLeads Cookie Preference Manager.
Analytics
Helps LeaseLeads and our Customers understand how visitors interact with a website, including visits, traffic sources, page usage, referral information, interactions, and website performance.
Advertising and Personalization
May allow LeaseLeads, Customers, or third-party advertising providers to measure campaigns, attribute conversions, understand marketing performance, and, where enabled, provide advertising or experiences based on browsing activity or interests.
A visitor’s selection applies only to Tracking Technologies that are technically integrated with and controllable through the LeaseLeads consent system.
Selecting “Reject,” “Reject Non-Essential,” disabling a category, or making another preference selection does not represent or guarantee that every Cookie, script, pixel, integration, or Tracking Technology operating on a website will be blocked or removed.

3. Customer and Third-Party Technologies

LeaseLeads Customers may independently install, configure, request, or authorize third-party technologies on their websites. These may include analytics platforms, advertising pixels, property-management integrations, CRM systems, embedded content, chat services, scheduling tools, mapping services, social-media technologies, or other integrations.
Some of these technologies may operate outside LeaseLeads’ Cookie Preference Manager or outside systems controlled by LeaseLeads.
LeaseLeads does not control the data practices, cookie behavior, retention practices, or privacy practices of independent third parties. Customers are responsible for technologies they independently install, configure, or authorize and for providing any notices or obtaining any consents required for those technologies.
Visitors should review the privacy policy of the applicable property, website operator, and relevant third-party provider for additional information.

4. Cookies and Technologies We May Use

Depending on the website, Customer configuration, and LeaseLeads products enabled, the following technologies may be used.

LeaseLeads Platform and Dashboard

LeaseLeads may collect website and application usage information to provide website analytics, leasing analytics, attribution, operational reporting, performance measurement, troubleshooting, security, and Customer dashboard functionality.
Information may include IP address, browser and device information, session information, referral URLs, page views, interactions, event information, lead-source information, and similar usage data.

Google Analytics and Google Technologies

Websites may use Google Analytics and related Google technologies to understand website traffic, visitor interactions, referral sources, conversions, and website performance.
Google technologies may set or access Cookies and may receive information regarding a visitor’s browser, device, IP address, website activity, and interactions, depending on the Customer’s configuration and Google’s applicable settings.
Google technologies may also be deployed through Google Tag Manager or other website integrations.

Gravity Forms / WordPress Forms

LeaseLeads-powered WordPress websites may use Gravity Forms or related WordPress technologies to provide contact forms, leasing inquiry forms, request forms, or other website submissions.
Cookies or similar technologies may be used to support form functionality, security, session behavior, spam prevention, user preferences, or submission processing.
Information voluntarily submitted through a form may include information such as name, email address, phone number, leasing preferences, message content, and other information requested by the applicable Customer.

Advertising and Conversion Technologies

Where enabled by a Customer, websites may use advertising, attribution, conversion-measurement, or remarketing technologies provided by Google or other advertising platforms.
These technologies may use Cookies, pixels, identifiers, or similar technologies to measure whether advertising resulted in website activity, understand campaign performance, or provide advertising functionality.
The specific advertising technologies present on a Customer website may vary.

5. Service Providers and Subprocessors

LeaseLeads relies on third-party service providers and subprocessors to operate portions of its platform and services.
Depending on the LeaseLeads services used by a Customer, these providers may include:

  • DigitalOcean for cloud hosting, compute, databases, storage, backups, and infrastructure.
  • RunCloud for server orchestration, deployment, configuration, monitoring, and administration.
  • bunny.net for content delivery, caching, media delivery, and network-performance services.
  • Mailgun Technologies, Inc. for transactional email and messaging infrastructure.
  • Twilio Inc. for SMS, telecommunications, voice, and related communications functionality.
  • OpenAI for certain AI-enabled text processing, conversational, summarization, classification, and related features.
  • ElevenLabs for certain voice synthesis, speech, audio, and voice-enabled functionality.

Not every provider is used on every website, and use may depend on the products, integrations, and features selected by the applicable Customer.
LeaseLeads may add, remove, or replace providers as its services evolve.

Third-party analytics, advertising, form, plugin, and Customer-authorized technologies described in this Cookie Policy are not necessarily LeaseLeads subprocessors merely because they may appear on or interact with a LeaseLeads-powered website.

6. Browser and Device Controls

Visitors may also control Cookies through their browser or device settings.
Most browsers allow users to view, delete, restrict, or block Cookies. Browser controls may provide broader control over third-party Cookies than the LeaseLeads Cookie Preference Manager because browser settings operate independently from LeaseLeads.
Disabling Cookies may affect website functionality. Certain website features, forms, login functionality, embedded services, saved preferences, analytics, or other functionality may not operate as intended when Cookies are restricted.
Instructions for managing Cookies vary by browser and device. Visitors should consult their browser or device documentation for available controls.

7. Cookie Preference Records

The LeaseLeads Cookie Preference Manager may use an Essential Cookie or similar storage technology to remember a visitor’s privacy selections.
This record may contain information such as the selected cookie categories, consent or preference status, a browser or session identifier, and the date or expiration associated with the preference.
Because this technology is necessary to remember a visitor’s privacy selection, it may remain active even when non-essential categories are disabled.
We may periodically request that visitors confirm or update their preferences, particularly when our technologies, policies, or available choices change.

8. No Guarantee of Complete Blocking

Internet technologies and third-party integrations change frequently. LeaseLeads uses commercially reasonable measures to apply cookie preferences to Tracking Technologies that are integrated with and controllable through our consent-management system.
However, LeaseLeads does not warrant or guarantee that the Cookie Preference Manager will detect, categorize, disable, delete, or prevent every Cookie or Tracking Technology present on a website.
In particular, LeaseLeads may be unable to control technologies that are:

  • installed or configured independently by a Customer;
  • embedded directly into website code outside LeaseLeads-controlled consent mechanisms;
  • deployed by third-party plugins, integrations, embeds, or services;
  • created or modified after the visitor makes a preference selection;
  • controlled through the visitor’s browser, device, network, or another third party; or
  • otherwise outside LeaseLeads’ reasonable technical control.

Visitors who wish to impose broader restrictions should also use browser or device-level privacy controls.

9. United States Focus and Compliance Frameworks

LeaseLeads services are primarily designed for Customers and properties located in the United States.
Unless LeaseLeads expressly agrees otherwise in writing, the Services are not represented, certified, or warranted as compliant with GDPR, UK GDPR, HIPAA, SOC 2, or another international or industry-specific privacy, security, healthcare, or data-residency framework.
LeaseLeads does not represent that its Cookie Preference Manager constitutes a GDPR-compliant consent-management platform or that implementation of the Cookie Preference Manager, by itself, makes a Customer website compliant with any particular privacy law.
Customers remain responsible for determining the laws applicable to their websites, properties, visitors, Tracking Technologies, advertising activities, and collection or use of personal information.
LeaseLeads services are not intended for the routine processing of protected health information or other regulated healthcare data. Customers should not use LeaseLeads services to collect or process protected health information unless LeaseLeads has expressly authorized the applicable use in writing.
Additional terms regarding data processing, international use, security, and Customer responsibilities are contained in the LeaseLeads Data Processing Addendum.

10. Relationship to Customer Privacy Policies

LeaseLeads frequently provides technology on behalf of property owners, property managers, and other Customers.
The Customer operating the website may maintain its own Privacy Policy describing how that Customer collects, uses, shares, retains, or otherwise processes personal information.
This Cookie Policy describes LeaseLeads technologies and the operation and limitations of LeaseLeads cookie controls. It does not replace a Customer’s Privacy Policy or other legally required notices.
If a Customer’s Privacy Policy and this Cookie Policy address different processing activities, each policy applies to the activities within its respective scope.

11. Changes to This Cookie Policy

LeaseLeads may update this Cookie Policy periodically to reflect changes to our technology, services, providers, legal requirements, or business practices.
When we make changes, we may update the “Last Updated” date at the top of this policy. Where appropriate, the Cookie Preference Manager may ask visitors to review or confirm their preferences again.

13. Customer-Specific Privacy and Cookie Policies

LeaseLeads provides websites, cookie preference tools, analytics, and related technology on behalf of property owners, property managers, and other Customers. Most LeaseLeads-powered websites may rely on the LeaseLeads Cookie Policy and applicable LeaseLeads privacy disclosures to explain the operation of LeaseLeads-managed technologies.
In some cases, however, a Customer may maintain its own Privacy Policy, Cookie Policy, Your Privacy Choices notice, state-specific privacy notice, or other privacy disclosure applicable to the website or property.
When a Customer provides its own privacy or cookie policies, those policies apply to the Customer’s collection, use, disclosure, sale or sharing, retention, and other processing of personal information within the scope described by the Customer. Such policies may provide additional rights, choices, disclosures, or restrictions beyond those described in this Cookie Policy.
The LeaseLeads Cookie Policy remains applicable to the operation of LeaseLeads-provided technologies and the LeaseLeads Cookie Preference Manager. A Customer’s policies do not expand the technical capabilities of the LeaseLeads Cookie Preference Manager or cause it to control cookies, pixels, scripts, integrations, or other Tracking Technologies that operate independently of LeaseLeads’ consent controls.
Where a Customer provides additional privacy or cookie controls, visitors should review and use those Customer-provided controls where applicable. Depending on the Customer and applicable law, these may include mechanisms to opt out of targeted advertising, sale or sharing of personal information, or other forms of data processing.
If a Customer’s Privacy Policy, Cookie Policy, or other privacy notice imposes requirements or provides rights specific to that Customer’s processing of personal information, the Customer’s policy governs those Customer-specific activities. This LeaseLeads Cookie Policy continues to govern the scope, operation, and limitations of LeaseLeads-managed cookie technologies and consent controls.
LeaseLeads does not represent that use of the LeaseLeads Cookie Preference Manager alone satisfies every privacy, cookie, consent, opt-out, or disclosure obligation that may apply to a Customer. Customers remain responsible for identifying and complying with privacy laws and contractual requirements applicable to their own websites, Tracking Technologies, advertising activities, and processing of personal information.
